Associate - Investments Group

The Associate role will be based in Los Angeles and includes responsibility for financial analysis and investor reporting functions and for working closely with senior investment professionals to execute secured and mezzanine credit transactions and other real estate investments and to monitor the performance of such investments.

Key job activities and responsibilities include but not limited to:

  • Due diligence, including analysis of entitlements and environmental issues, construction budgets and schedules, financial projections and appraisals,
  • Developing cash flow models and valuation analyses,
  • Contributing to preparation of offering documents and underwriting memos,
  • Reviewing credit agreements and other transaction documents; facilitating pre- and post-closing transaction processes, coordinating with legal counsel, appraisers, auditors, consultants and other deal service providers,
  • Managing the review of loan funding requests in coordination with construction consultants, loan servicers and other service providers,

Associate - Echelon Life - Investments Group
Los Angeles, CA

The Associate role will assist in the development and oversight of marketing collateral materials, track existing marketing campaigns and develop reports highlighting results and ROI, while providing support to marketing team members, including executives, managers, and senior associates.

The Associate will work collaboratively with the marketing team and key external vendors to execute a wide variety of initiatives and help ensure cohesion between the Cottonwood/Echelon brands and the marketing/advertising deliverables of our projects. This position will play a key role in refining and improving marketing tools developed in-house as well as all policies, processes, strategies, and best practices that the Cottonwood team has developed.

This position plays an important part in ensuring that the company brand is presented consistently, campaigns are delivered to deadline, and that the company and its projects remain visible in the market.

Key job activities and responsibilities include but not limited to:

  • Consult with team daily to identify marketing needs and execute tactics to deliver on those needs successfully and efficiently,
  • Provide outstanding client service to guide our consultants’ work from start to finish and provide value to make their marketing efforts more efficient, less time consuming and more effective,
  • Undertake daily administrative tasks to ensure that the department’s activities stay functional and coordinated,

Project Manager - Investments Group
Boston, MA

Position Overview
  • Manage appropriately-sized tasks associated with either construction or development aspects of the EchelonSeaport Project in Boston, Massachusetts. Appropriate size is determined by the level of the CM in his/her experience, and the number of tasks assigned to him/her.
  • Provide day-to-day management, supervision, and coordination of construction activities, representing ownership’s interest.
  • Ensure that construction standards and the quality of workmanship are maintained to ownership standards for all assigned tasks.
  • Establish and coordinates the entire closing process from condo sale to condo closing within the timeframes established by the owner.
  • Manage and coordinate the entire turnover process on other components of EchelonSeaport as directed by supervisor.
Key Responsibilities
  • Create and prepare for execution contracts, change orders for general contractor, and amendments for design team members.
  • Review and monitor preparation of design and construction documents, prepared by the design team.
  • Review & approve project invoices and provide to supervisor, with appropriate back-up, to submit for payment.
  • Issue and take responsibility for change orders and field orders.
  • Monitor and review RFI and submittal process.
  • Resolve technical and schedule issues, providing leadership and direction with external parties.
  • As appropriate, review and negotiate vendor or subcontractor scope of work and prepare recommendation for award.
  • Manage and take responsibility for punch list process, ensuring timely completion of corrective work.
  • Inspect work in process on a frequent basis, provide feedback to the GC to ensure project is in compliance with all specifications and report to supervisor regarding any concerns/issues.

Position Overview
  • The Analyst role will be based in Boston and includes responsibility for financial analysis and investor reporting functions, supporting senior investment professionals in executing real estate credit transactions and other real estate investments, and in monitoring the performance of such investments.
Key Responsibilities
  • Supporting residential condominium sales efforts, including without limitation, preparing regular sales reports, maintaining in-house pricing models and sales records,
  • Supporting the operations planning effort for the upcoming delivery of newly constructed residential condominium towers, including without limitation, developing and maintaining operations budget, FF&E budget, etc.,
  • Performing financial analysis in relation to principal multi-family investments,

Vice President - Asset Management - Investments Group
Boston, MA

This position will initially be responsible for managing a multi-family project in Boston, working with senior management and selected third-party property manager to spearhead the development of business plans, budgets, financial reporting, leasing, and capital plans for the project, with a view to strengthen its market position, cash flow and long-term value. Responsibilities may be expanded to cover new investments or other portfolio assets depending on performance.

Key job activities and responsibilities include but not limited to:

  • Working with property management company and general manager on all matters related to the opening of the building, including the establishment of SOPs,
  • Preparing annual business plans for the asset to achieve pre-determined investment goals,
  • Developing budgets and financial performance model that properly capture and allocate all appropriate revenues and expenses,
  • Creating operating budgets and capital budgets and preparing variance analysis,
  • Performing monthly, quarterly and annual presentations of financial results and forecasts to senior management, clients and investors,
  • Working with Investments Team to analyze the project operating results, making recommendations based on market trends,
  • Collaborating closely with senior management to ensure continual alignment with the overall company strategy,
